A final development plan has been submitted to the county for a subdivision just north of Newberry Road and Northwest 143d Street in Jonesville.
Here's what we know:
Where is it located?
The property is just over 44 acres and includes three tax parcels located at 13908 NW 13th Ave. The property does not front Northwest 143rd Street, but sits to the east of the Strawberry Fields neighborhood, south of Saddlebrook Farms, to the north of Enclave at Tara Greens, and the west of the back of Arbor Green.
What's in the development plan?
The Tara Verde Subdivision, formerly known as Alachua Verde, would be built in two phases and consists of up to 177 lots with a mix of attached and detached single-family homes.
Plans show a series of 15 residential blocks, three basins for stormwater runoff, pedestrian paths, about 4 acres of open space and about 5 acres of common area. Neighborhood access points are proposed along Northwest 13th Avenue and through the Enclave at Tara Greens townhomes on Northwest 137th Drive. Clay Electric and GRU would supply utilities.
The engineers
EDA Consultants Inc., a Gainesville-based engineering, planning and surveying firm, is handling the design for the project. EDA Consultants’ work can be seen throughout the county, including at the Haile Plantation Village Center, San Felasco Tech City and at local hotels and shopping centers.
Other proposed developments in the area
Just south of the Tara Verde Subdivision behind the Publix at Steeplechase shopping center is the proposed Westlake Traditional Neighborhood Development, also known as the Jonesville Business Park Planned Development. It calls for 138 multi-family units and a maximum of 18,820 square feet of commercial/retail uses on about 68 acres. The property is owned by the Hankin Group, which also developed The Flats at the Tioga Town Center.
Across Newberry Road, Town of Tioga owner and developer Luis Diaz submitted plans to the county Town of Tioga − South Annex, which is located directly south of the upscale neighborhood's current expansion and east of the intersection of Southwest 15th Avenue and Southwest 143rd Street.
The preliminary development plan, formally located at 1303 SW 143rd St., calls for up to 504 residential units and a minimum of 45,200 square feet of retail/business space on about 217 acres. Documents show a maze of roads creating 36 blocks, with the non-residential space concentrated along Southwest 143rd Street.
Projects currently under construction in the area include the Wimberly subdivision along Southwest Eighth Avenue, the Tara Estates neighborhood across the street, and just west of those along Southwest 15th Avenue, Laureate Village.
