Tioga expansion plans among several developments reshaping Jonesville

Current projects under construction and several proposed developments in the heart of Jonesville continue to reshape an area of Alachua County that was once dotted with few homes and acres of untouched land.
Town of Tioga owner and developer Luis Diaz and local civil engineering firm JBPro submitted plans to the county earlier this month for the Town of Tioga − South Annex, which is located directly south of the upscale neighborhood's current expansion and east of the intersection of Southwest 15th Avenue and Southwest 143rd Street.
The preliminary development plan, formally located at 1303 SW 143rd St., calls for up to 504 residential units and a minimum of 45,200 square feet of retail/business space on about 217 acres. Documents show a maze of roads creating 36 blocks, with the non-residential space concentrated along Southwest 143rd Street.
The south side of the latest development proposal would border the "Lee family property," which is currently being considered for a massive 4,000-acre community with home densities similar to Haile Plantation — 2,600 homes on 1,700 acres — along with a bustling town center with offices, stores and recreational opportunities.
Just west of the Town of Tioga and just north of the proposed expansion, the Wimberly subdivision is currently under construction along Southwest Eighth Avenue.
Approved by the County Commission in March 2020, Wimberly borders Southwest 143rd Street to the west and consists of 46 single-family homes on just over 31 acres.
Located across from Wimberley are 45 single-family homes currently under construction in Tara Estates. Also nearly Southwest 143rd Street sits Laureate Village, a 130-acre development under construction and approved for up to 653 residential units (a mix of multi- and single-family homes) and up to 160,000 square feet for non-residential uses, much of which would be along Newberry Road.
Traveling along West Newberry Road − and just minutes from the aforementioned developments − is a preliminary development plan for the Fletcher Center East that was submitted to the county in December 2022.
The plan calls for up to 190 multi-family units and a maximum of 35,000 square feet of business space on just over 12 acres at the corner of West Newberry Road and Southwest 138th Terrace. The wooded land connects to Southwest 104th Terrace near the Sun Country Sports Center.
